*This is an administrative vendor support position in an office environment.

*Job Summary: *This individual will be responsible for property maintenance needs that arise during a Tenant lease period.
*ESSENTIAL JOB FUNCTIONS:*
* Assists with all administrative duties required for the successful completion of work managed by the Maintenance Department.
* Recruits vendors as necessary to ensure timely completion of work orders.
* Coordinate with vendors to complete Tenant Maintenance Service Requests.
* Review / Process Property Maintenance results.
* Communicate findings with the Client Services Team.
* Interprets specifications and company policies to vendors.
* Resolves property level issues relating to Maintenance matters.
* Ability to work in multiple web-based client systems.
* Regular and predictable attendance and punctuality are essential functions of the position in order to facilitate collaboration and teamwork, timely client interaction and working with company equipment during scheduled business hours.
* Other duties as assigned.

*EDUCATION & EXPERIENCE:*
* High School Diploma or equivalent.
* 2+ years customer service.
* Computer proficiency and familiarity with Microsoft Office Suite or similar software.
* 1+ year with Property Preservation, REO, or Property Management (preferred).
* Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
*TRAVEL: *No Travel is required
*SUPERVISORY RESPONSIBILITIES: *Supervision of other employees is not exercised.
*WORK ENVIRONMENT & PHYSICAL DEMANDS: *The incumbent typically works in an office environment and uses a computer, telephone and other office equipment as needed to perform duties.
The noise level in the work environment is typical of that of an office.
Incumbent may encounter frequent interruptions throughout the workday.
The employee is regularly required to sit, talk, or hear; frequently required to use repetitive hand motion, handle or feel, and to stand, walk, reach, bend or lift up to 20 pounds.
This position requires prolonged periods sitting at a desk and working on a computer.
