POSITION PURPOSE The Senior Analyst will facilitate all new acquisition on-boarding and off-boarding tasks and processes associated with investment acquisition, asset management transition and investment dispositions as well as fund and investor accounting onboarding.
Manage the investment structure, accounting set up and related data tagging used in the financial operations of all investments.
Incumbent will work closely with Portfolio Oversight, Investments, Property Management, Legal, Accounting, FP&A, Development and IT departments to ensure all necessary set up is complete with all key business systems.
Responsibilities: Coordinate all aspects of on-boarding set up for new acquisitions, management transition, development to operation transitions, and refinancing including but not limited to: Finalization of respective investment org chart design; entity breakdown and set up Property/project service fee abstract Accounting set up for all key business systems Lease abstracting, collection of legal and insurance documentation Bank account setup, and other operational set up readiness Assist with new vendor set up training, including but not limited to: obtaining new vendor insurance, vendor contract creation etc.
Assist with utilities transfer, vendor and tenant notifications, as needed Prepare and review data tagging for all entities asset level metrics, return calculations, and overall financial reporting Prepare and maintain org charts financial reporting layers depicting consolidations of accounting entities to calculate the applicable returns for all stakeholders Facilitate the integration of assets into accounting process including but not limited to staff training, system implementation, assignment of property level accounting staff Lead kick-off calls for all new acquisitions/management transitions with various department to ensure the respective business plan and structure is communicated to each respective working group to ensure smooth onboarding process Assist with operations of all 3rd party managed assets in the first 60 days to ensure all CIM processes are in place and property operations meet CIM requirements Assist with development of onboarding/offboarding process and policy documents Coordinate all aspects of off-boarding for asset dispositions including but not limited to: Dissolving entities, collection of legal and insurance documentation to buyer, IT system user deactivation System property status/data update Assist with accounting set up for any investment org restructure, fund formation, and investor and co-investor onboarding Ensure all new acquisition and asset disposition paperwork is updated and completed in a timely manner Complete special projects, as needed Being the liaison between legal, Accounting, Property Management, Development Management, Data Governance, and FP&A to ensure legal/reporting structures are appropriate to fit in all needs Read and interpret documents such as instruction manuals, company policies and procedures documents, legal documents such as leases, formation document, loan document, etc.
Education/Experience Requirements: Bachelor’s degree and/or a minimum of 5 of years' experience in real estate management and acquisition, property due diligence and onboarding of acquisitions for a variety of portfolio types: commercial, residential, industrial, mixed use, and infrastructure investments Public experience preferred Experience with policies and procedures related to the property management operations and accounting operations Experience with private equity investments preferred About You: Ability to effectively present information to tenants, vendors, contractors and other employees of the organization Ability to read, analyze and interpret lease agreements, financial reports and/or legal documents Ability to respond to common inquiries or complaints from tenants, regulatory Demonstrated proficiency in Microsoft Office applications including but not limited to Outlook, Excel, PowerPoint, Visio, Yardi, Nexus, AVID, and VTS How We Feel About Diversity, Equity, and Inclusion CIM Group is committed to bringing together humans from different backgrounds and perspectives, providing employees with a safe and welcoming work environment free of discrimination and harassment.
