POSITION SUMMARY We are seeking an experienced and dedicated maintenance director to lead our facilities management team.
The maintenance director will oversee all aspects of maintenance, repairs, and upkeep for our properties, ensuring a safe and well-maintained environment.
This role is essential to our operations, providing leadership and expertise in facility management.
RESPONSIBILITIES: Hires, evaluates, coordinates, motivates, monitors performance, schedules, and supervises department staff in accordance with company policy and state law.
Makes recommendations to the Executive Director with respect to staff evaluations, merit pay increases, reprimands, disciplinary actions, and terminations.
Coordinates maintenance and housekeeping services and activities with other departments.
Assures that the building and grounds are always clean.
Flexibility to remain on-call 24 hours per day, including evenings and weekends to respond to emergencies if needed.
Works within legal scope of local and state codes.
Participates in property surveys (inspections) made by authorized government agencies.
Maintains positive communications with local fire marshal, building inspector, state elevator inspector, and any other jurisdiction governing the property.
Conducts daily inspection of the properties outside grounds.
Immediately corrects any needed items to assure property is always tour-ready.
Supervises safety and fire protection and prevention programs by inspecting work areas and equipment regularly.
Schedules and oversees quarterly fire drills and semi-annual disaster drills.
Acts as safety coordinator and attends meeting of Quality Assurance/Safety/Infection Control Committee.
Ensures compliance with policies and procedures to identify appropriate safety precautions and equipment to use when performing tasks that could result in bodily injury.
Ensures that containers of hazardous chemicals in the department are properly labeled and stored.
Ensures that all necessary Safety Data Sheets (SDS) are obtained, maintained and stored in areas accessible to all employees.
Responsible for implementation of all OSHA policies.
Assists in establishing an effective preventive maintenance program of cleaning, painting, maintaining equipment, etc.

Maintains TELS system to include automated work order system.
Checks the maintenance request log daily.
Coordinates maintenance requests by residents and employees for items needing repair in their apartments, including repairing plumbing, electrical, heating, and replacing light bulbs.
Repairs should be made promptly.

, elevator, fire equipment, sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull-cord equipment.
Replaces filters in air conditioning units on a regular basis, tests the emergency lighting equipment, fire sprinkler device, smoke detectors and other equipment as required, and participate in emergency drills.
Maintains the preventative binder reflecting completed work.
Maintains a current list of emergency vendors and their telephone numbers so that other facility personnel can coordinate repairs when the Director of Plant Operations is not on-site.
Keeps maintenance room clean at all times.
Responsible for tool organization and organization of assigned storage areas.
Coordinates repair of walls, floor coverings, doors and woodwork in the common areas of the Property.
Assess all plumbing and electrical problems within the property and determines the best course of action to take to correct the problem.
Works within legal scope of local and state codes.
Works with Life Enrichment Director and/or transport coordinator to ensure all vehicles are maintained properly and kept in good working condition.
Drives the Community’s van as directed.
Coordinates with outside contractors in securing bids and scheduling needed work on special projects.
Tracks all maintenance procedures and expenditures.
Prepares annual budget request for needed supplies, equipment, and personnel requirements.
Ensures monthly purchases and staffing patterns are in accordance with approved budget.
Demonstrates mechanical ability and/or capability of self-teaching to work on equipment such as washer/extractors and dryers; refrigeration and heating units; ice machines; minor plumbing; minor electrical difficulties such as replacement of wall switches, receptacles, loose wiring and resident call devices; carpentry and painting.
Arranges for coverage of job duties within the department during employee absences either through delegation or personal completion of duties.
Displays tact and friendliness when dealing with residents, families, and visitors.
Maintains a safe and secure environment for all staff, residents and guests, following established safety standards.
Encourages teamwork through cooperative interactions with co-workers and other departments.
Performs other duties consistent with the position as assigned.
Requirements: QUALIFICATIONS: Must have a high school diploma or GED.
Five (5) years of maintenance experience.
Two (2) years of supervisory experience.
Knowledge of senior housing and state regulations.
Valid and applicable state drivers’ license and no major driving violations for the past three (3) years.
PHYSICAL QUALIFICATIONS: Walk/Stand – must be able to continuously walk and stand.
Environment Condition – must be able to perform work both inside and outside.
Sit – sit infrequently.
Lift - constantly 0-10 pounds, frequently 11 – 50 pounds, occasionally 51 – 100 pounds.
Carry - constantly 0-10 pounds, frequently 11 – 50 pounds, occasionally 51 – 100 pounds.
Push - constantly 0-10 pounds, frequently 11 – 50 pounds, occasionally 51 – 100 pounds.
Climb – must be able to climb stairs on a frequent basis, with the opportunity to utilize the elevator as an alternate resource if available.
Bend – must be able to bend at the waist, knees, hips and spine on a frequent basis; may require frequently manipulating weights of 25 pounds or more.
Squat – must be able to squat on a frequent basis to reach below the knee, may require lifting of 50 pounds or less.
Twist or rotate – must be able to twist or rotate occasionally at the trunk, hips, knees, and neck, manipulating weights of 25 pounds or more.
Reach– must be able to reach on a frequent basis.
May occasionally reach overhead, requiring manipulation of weight of 10 pounds or less, and below waist manipulating weight of 25 pounds or more.
