$550 / 1br - Bedroom + private bathroom (Arizona City)

I have a split floor plan and only want 1 roommate for my 1600ish sq ft home.
I am renting a room with a bathroom that will be inclusive to the renter.
(Includes rent, utilities, and wifi internet).
I am a female in my late 30s.
I work full-time and keep busy with friends and family in the east valley.
Available for male or female.
Must have a clean background.
No drugs, including smoking marijuana.
Must have a full time job that is not remote (part-time is ok, as long as I see proof of income to afford rent).
I have a medium size dog that is lazy indoors and likes to sleep a lot, comes with me when I go to the east valley a lot.
No additional pets.
Rent is $550 all-inclusive for the 1 bedroom + private bathroom on the other side of the house.
1 month deposit is required.
Must clean up after yourself.
This is a 3-month lease starting and if everything seems compatible with the living situation, the lease can be renewed and for a longer term.
As mentioned before, I only want 1 roommate so you will have a solo bathroom.
Driveway parking is acceptable.
10-15 minutes from Casa Grande about 10 minutes to I-10.
Some local stores near by.
